If the welded bracket, hinge plate, or chassis mount on your Ghost Controls gate opener has cracked, torn, or twisted out of alignment, we stock and install Ghost Controls-compatible welding and fabrication work across San Francisco, with most jobs priced between $225 and $520 installed. Same-day service is available in most San Francisco neighborhoods, and every price is written down for you before the torch lights up. You’ll usually notice the problem the way one of our Noe Valley customers described it last spring: the gate still opens, but it’s gained a new sound, a low groan at the same point in the swing, and the bracket visible under the arm is no longer a straight line. Hairline cracks near the weld points are the first clue. So is a gate that worked five hundred smooth cycles and now hesitates, shudders, or stops mid-swing because the geometry of the mount is no longer true.

Which Ghost Controls Models This Applies To
Ghost Controls builds its automatic openers around a welded chassis and a series of bolt-on steel brackets: the post pivot assembly, the gate bracket, and the operator arm mounts. Those parts are shared across several of their main lines, which means a weld repair or replacement bracket we fabricate for an AXDP or TSS1 can often be matched to a VENOM series unit as well, provided we confirm the arm diameter and post spacing first. The compatibility gotcha most San Francisco owners run into is that Ghost Controls has changed bracket geometry between production years. A gate bracket from a 2016 unit won’t necessarily line up with the arm from a 2021 replacement kit, even though both carry the Ghost Controls name. We solve that on site by measuring the arm throw, the post offset, and the existing weld pattern before quoting anything. For the decision between OEM brackets and quality aftermarket fabrication: OEM Ghost Controls brackets are a good fit when the post and gate are in original condition. When rust has eaten the post or the old bracket tore through thin metal, a clean aftermarket fabrication made from 3/16-inch steel plate is the stronger long-term answer. We stock several Ghost Controls bracket profiles, plus raw steel stock and gusset patterns, so the fix doesn’t wait on a shipping window.

Signs Your Ghost Controls Welding & Fabrication Is Failing
- The gate hesitates or stalls at the same point in its arc. The operator arm’s mounting bracket has flexed just enough that the arm no longer pushes in a straight line. The motor is working fine; the steel it’s bolted to is not.
- You can see rust staining running down from a bracket or weld point. In San Francisco’s salt-laced fog, moisture works into a micro-crack, rusts from the inside out, and a six-inch stain appears before the visible crack does.
- The gate sags at the hinge end but looks solid at the latch. The hinge-side weld has stretched or the post bracket has pulled away from the post. Ghost Controls units put steady pressure on that corner every cycle.
- You hear a click or a soft snap when the gate reverses direction. That’s a cracked weld-mount shifting back and forth under load. It sounds small. It isn’t.
- The gate has started scraping its guide or dragging on the driveway. Fabrication that’s out of alignment changes the gate’s travel plane, and the first visible victim is usually the bottom edge of the gate itself.

AfterReplacement Cost & What’s Included
In San Francisco, a Ghost Controls bracket replacement or weld repair runs between $225 and $520 installed. The low end covers a single bracket replacement on an existing post in good condition, using a stock bracket we carry on the truck. The high end covers jobs where we’re cutting out a rusted section of post, welding in a new plate or gusset, and respraying the repaired area. What drives the difference is mostly access and steel condition; the labor rate stays the same. Every quote includes the part itself, the welding or drilling time, and a test of the full open-close cycle, including the limits. Your written price comes before any work starts, and it’s the price you’ll pay unless we find hidden damage behind the bracket, in which case we stop and show you before any additional line item is added. The work is covered by our 365-Day Done Right Promise.
DIY or Call Us?
Here’s the honest split. You can safely do the inspection: watch the gate through a full cycle, look for rust staining at the brackets, and take a photo of any crack you find. What we’d rather you not do is grind, cut, or weld on a tensioned gate assembly. The springs and the operator arm hold stored energy, and a gate that’s holding a cracked weld can shift the moment it’s unbolted. More than one San Francisco homeowner has wound up with a pinched finger and a worse tear than they started with. If you can see the crack and you’re tempted to patch it with a hardware-store bracket, that’s the point where the money you save usually becomes the money you spend twice. Call us at (628) 227-2771 and describe what you’re seeing. We’ll tell you over the phone whether it can wait for a scheduled visit or whether it needs attention sooner, and then Cody or one of the crew comes out, covers the work area, and writes up the price before anything gets hot.

FAQs
In San Francisco’s coastal climate, original Ghost Controls bracket welds typically last 8 to 12 years before rust or fatigue opens the first crack, and gates that face the ocean side of the hills generally wear faster than those tucked into the Mission or Glen Park. If the weld was done on a post that was already rusting, the clock is shorter. A clean fabrication installed on solid steel with a proper corrosion coat will run the full life of the opener. Call (628) 227-2771 for an exact assessment; estimates are free.
A clean crack in an otherwise solid bracket can usually be welded and gusseted rather than replaced, but if the surrounding steel is thinned by rust or the crack runs through a bolt hole, replacement is the only repair that will hold. We’ll show you the steel before we recommend either path. Call (628) 227-2771 for a professional assessment.
Most Ghost Controls bracket replacements or weld repairs are completed in two to four hours on site, including the post-repair test cycle and a clean-up photo before we leave. If we’re fabricating a custom gusset from raw steel, add about an hour. Call (628) 227-2771 to schedule a visit.
We carry Ghost Controls bracket profiles, half-inch and three-eighths arm mounts, steel plate stock, and gusset patterns on the truck, along with compatible parts for LiftMaster, Mighty Mule, and DoorKing systems. Most San Francisco jobs are done same-day, same-visit, without waiting on a shipping window. Call (628) 227-2771 for availability.
If your Ghost Controls gate is opening with a groan, hesitating mid-swing, or showing rust like a slow bleed at the brackets, call us at (628) 227-2771. We’ll come out, look at the steel and the welds, and hand you a written price before we do anything else. That’s the only way we run a job in San Francisco. A gate that opens quietly and closes all the way is one of those things you stop noticing, and that’s exactly the point.
