BFT Keypad & Intercom Repair: The San Francisco Owner’s Guide

We stock BFT-compatible keypad and intercom components on our service trucks and can typically install a replacement the same day we diagnose the failure. Most BFT keypad repairs in San Francisco run between $220 and $410 installed, including the part and labor, and you’ll see the exact written price before we start. The usual story we hear is this: the gate worked fine for years, then one morning the keypad beeps but the gate ignores it, or the intercom rings but you can’t hear who’s there. Or the classic Fog Belt one: condensation found its way into the housing and the buttons now require a hard press, a long press, or a string of quiet curses.

Which BFT Models This Applies To

BFT’s keypad and intercom gear falls into a few families. The MITTO line (MITTO R2, R4, CB) is the most common transmitter and receiver pairing we see in San Francisco, and the keypad side is usually a BFT KP or the newer BFT Icarus and Phobos wired keypads. On the intercom side, BFT’s Audio and VEO intercom modules pair with gate control boards like the BFT LUX, ATHENA, and the Clonix-series receivers. The compatibility gotcha people don’t expect: BFT keypads are not one-size-fits-all across models. A KP for a MITTO receiver won’t necessarily speak to a VEO intercom module without the matching interface, and the wiring colors differ between the KP-N and KP-W series. If you pop the cover off, you’ll usually find a small label with the model code printed on the board. A photo of that label saves a second trip, and we’ll always ask for it.

As an independent service provider we aren’t affiliated with BFT, but we carry OEM BFT parts and quality aftermarket equivalents. For weather-sealed components like keypads, I lean OEM in San Francisco. The gaskets and UV-stabilized plastic are spec’d for our marine air, and an aftermarket housing that’s fine in Phoenix can look like a science experiment after eighteen months in the Outer Sunset.

Signs Your BFT Keypad & Intercom Is Failing

  • Buttons need multiple presses. This is usually moisture or oxidation in the membrane switch layer. We see it most often in Richmond District and Outer Sunset homes where the keypad faces the prevailing wind and fog off the Pacific.
  • Keypad beeps but gate doesn’t open. That means the keypad is sending power to the board, but the signal isn’t being read. It’s often a dead receiver card, a loose wire, or a burned relay, and the fix is different for MITTO versus Clonix systems.
  • Intercom rings but no voice passes through. This is frequently a failed speaker or a corroded terminal block inside the intercom housing, especially on San Francisco gates that live within a few blocks of the bay.
  • You hear a buzz or crackle from the housing after rain. The doorbell-style intercom unit has a seam where water gets in. Over time, the pins on the internal connector oxidize, and the thing becomes an intermittent noisemaker.
  • Some codes stopped working, but others still do. This points to sticky membrane contacts rather than a dead board. We can sometimes bring that back with a proper internal cleanout, though I’ll be honest about whether the part is worth nursing along.

Replacement Cost & What’s Included

Most installed BFT keypad replacements in San Francisco land between $220 and $410. A basic wired keypad swap on an existing mounting plate sits at the low end, while an intercom module with a new keypad combined is at the higher end. The spread comes down to three things: whether we’re matching an OEM BFT unit or saving money with a verified aftermarket, whether the mounting surface needs repair because the old housing rotted behind the plate (common in Noe Valley’s older wooden gate posts), and whether the wire run from the keypad to the board needs replacement. Every quote is written, and the price includes the part, labor, the mounting hardware, and a full test of the gate in both directions before we leave. The work is covered by our 365-Day Done Right Promise, and the written price is the price: nothing gets added mid-job.

DIY or Call Us?

You can safely do the easy checks yourself: see if the keypad beeps, whether the gate opens from the remote but not the keypad, and whether the problem started after heavy rain. That tells us a lot over the phone. What I’d rather you not do is open the housing and start rewiring. BFT keypads run on low voltage, but the gate operator itself carries live line voltage, and the distance between the keypad wiring and the motor is about one misplaced screwdriver. A shorted keypad wire can take out the control board, and now a $220 fix is a $700 fix. If you’re comfortable popping the cover just to photograph the model label, do that. Then call us at (628) 227-2771, and we’ll bring the part and finish the job while you go back to whatever you were doing.
