Gate Repair Before & After in San Francisco, CA

Most gate problems in San Francisco don’t announce themselves. They start as a small sag, a slow opener, a latch that only catches when you pull it twice. By the time a gate stops working, the interesting part is usually the story of how it got there. We’ve been repairing gates here since 2009, and the work below shows what actually happens when a worn post meets a new hinge, or a tired motor gets rebuilt instead of replaced. Every job below is the kind of fix we do around San Francisco on any given week.

Sagging Wood Gate in the Sunset District

BeforeBeforeAfterAfter
Wood gate repair in the Sunset District: rehung with new hinges and a straightened latch post.

The gate had dropped almost two inches at the latch side, which meant the bolt missed the strike plate entirely. Fog and salt air had done a number on the original hinges, and the post itself had shifted slightly in the sandy Sunset soil. We pulled the gate, reset the post with new concrete, and hung it on heavy stainless hinges sized for the weight of solid redwood. The latch now catches on the first try, and the gate swings without dragging across the walkway. We left the patina on the wood alone, because the owner liked the way it looked against their house.

Electric Driveway Gate That Stopped Responding in Ingleside

BeforeBeforeAfterAfter
Electric gate repair in Ingleside: LiftMaster opener diagnosed and rebuilt, safety edges reconnected.

This one had been dead for two weeks. The homeowner assumed the motor had burned out, but when we opened the control box, we found a corroded limit switch and a ground wire that had worked loose from its terminal. The motor itself was still strong. We replaced the switch, re-terminated the ground, and ran the gate through thirty cycles to confirm the travel limits held. We also reconnected the safety edges, which had been disconnected by a previous handyman who didn’t know what they were for. The gate now opens and closes with the remote, and it stops and reverses if anything breaks the safety beam.

Commercial Gate With a Broken Weld in SoMa

BeforeBeforeAfterAfter
Commercial gate repair in SoMa: cracked frame weld ground out and re-welded, then reinforced with a gusset plate.

A delivery truck had clipped the bottom corner of this steel gate, and the crack started at the lower hinge and ran about six inches up the frame. Any time the gate opened or closed, the crack flexed and made a sound you could hear from inside the building. We ground out the old weld, re-welded the joint, and added a gusset plate on the inside face so the load wasn’t riding on the weld alone. Then we adjusted the closer so the gate doesn’t slam against the stop anymore. The property manager told us it’s the quietest that gate has been in three years.

Wood Fence Gate Latch Replacement in Noe Valley

Technician using an angle grinder to perform professional metal gate repair
Gate latch replacement in Noe Valley: new gravity latch installed and strike plate aligned.

The old latch on this backyard gate was a cheap zinc casting that had snapped clean in half. The homeowner had been propping the gate shut with a cinder block for a month, which meant the gate banged against the post every time the wind came up the hill. We installed a heavier stainless gravity latch and reset the strike plate so the bolt engages without having to lift or wiggle the gate. The owner has a dog that likes to test gates with her shoulder, so we mounted the latch with through-bolts instead of wood screws. She hasn’t gotten out since.

Ghost Controls Opener Install on a New Redwood Driveway Gate in the Richmond District

professional hand applying sealant to repair a metal gate post
Gate installation in the Richmond District: new redwood gate hung and paired with a Ghost Controls opener.

This gate was a full replacement. The old one was termite-damaged along the bottom rail and had been patched with a steel plate held on by four different kinds of screws. We built and hung a new redwood gate, then installed a Ghost Controls opener kit with a keypad and two remotes. The programming was straightforward, but the real work was getting the gate to travel smoothly on a slight uphill slope without binding at the hinge post. We used adjustable hinges and tuned the opener’s soft-start and soft-stop settings so the gate doesn’t jerk when it moves. The homeowners can now pull into their driveway without getting out of the car in the rain.

FAAC Swing Gate Operator Repair Near Golden Gate Park

Professional welder performing gate repair on a decorative metal driveway gate
FAAC swing gate operator repair near Golden Gate Park: hydraulic fluid serviced and limit cams recalibrated.

This FAAC operator had a habit of opening halfway and then reversing for no reason the owner could figure out. What we found was cloudy hydraulic fluid and a set of limit cams that had drifted out of adjustment over years of daily use. We flushed the hydraulic system, replaced the fluid, and recalibrated the limit cams so the gate opens fully and closes fully without bouncing off the physical stops. We also adjusted the hydraulic pressure relief valve, because the gate was pushing harder than it needed to. Now the gate moves like a machine that’s been tuned instead of one that’s been ignored. Which, for four San Francisco winters of fog and damp, was long overdue.
