We stock and install BFT gate motor replacements across San Francisco, with most swaps completed in a single visit. A full BFT gate motor replacement typically runs between $850 and $1,500 installed, depending on the model and whether the arm, capacitor, or control board needs to come along with it. Owners usually figure out they need us when the gate starts opening halfway, groaning like a foghorn, or refusing to budge after a wet week in the Richmond or Sunset.

Here’s what we see most often: a gate that worked fine for six years suddenly starts pausing mid-travel, reversing for no reason, or tripping the breaker. That’s the motor winding down, and San Francisco’s salt air and steep driveways don’t do it any favors. The good news is a BFT motor is a stock part for us, not a special order. We carry the common replacements on the truck.
Which BFT Models This Applies To
BFT makes a few families of gate motors, and each one fits a different kind of gate. The Deimos and Phobos series handle sliding gates from about 800 to 5,000 pounds. The Aries and Rigel lines run swing gates, usually with an articulated arm or a worm-screw piston. If you open the small access panel on the motor housing, you’ll find a silver label with the model and serial number. That’s the single most useful thing to have ready before you call.
One compatibility gotcha we run into in San Francisco’s older homes: a Deimos motor from 2011 won’t accept a current Deimos control board without a small wiring adapter. BFT changed the connector pinout around 2015. We keep those adapters on hand, because ordering one from an online catalog adds a week to the job for a $12 part. On the OEM-versus-aftermarket question, we’re straight with you: BFT original motors cost more but carry a two-year manufacturer warranty. There are solid aftermarket equivalents from Nice USA and FAAC-compatible suppliers that run 15 to 25 percent less, and we’ll quote both options in writing before starting.

Signs Your BFT Gate Motor Replacement Is Failing
- Gate stops mid-travel and reverses. The motor’s thermal overload is tripping. That means the windings are overheating, usually from worn bearings or a capacitor on its way out.
- Humming sound but no movement. The capacitor has failed. It’s the most common BFT failure we replace in San Francisco, and it can happen as early as year five in coastal fog zones.
- Gate travels slower than it used to. The gear reduction inside the motor housing is wearing. BFT motors use an oil-bath gear train, and when the oil leaks past the seals, the gears grind down fast.
- Breaker trips when the gate moves. The motor is drawing too many amps. That’s either a failing winding or water intrusion in the junction box, which we see on properties in Twin Peaks and Forest Hill where fog settles hard.
- Gate slams at the end of travel. The motor’s slow-down circuit isn’t doing its job. On BFT units, that’s usually a limit switch problem inside the housing, and it can crack weld joints on steel gates if left alone.

AfterReplacement Cost & What’s Included
In San Francisco, a BFT gate motor replacement runs $850 to $1,500 installed. The spread comes down to three things: which series you have, whether the control board and capacitor need replacing at the same time, and whether your gate is sliding or swinging. A Deimos BT for a sliding gate sits at the higher end because the motor itself is a larger unit and the install takes longer. An Aries swing motor tends to land closer to $950.
- Motor (BFT OEM): $450 to $800
- Motor (quality aftermarket): $350 to $650
- Capacitor: $40 to $75
- Control board (if needed): $200 to $380
- Labor: $250 to $450
The written price you get before we start includes parts, labor, new mounting hardware, and the full re-alignment of the gate arms and travel limits. The 365-Day Done Right Promise covers the swap. If anything isn’t right, we come back and make it right. No argument, no fine print.
DIY or Call Us?
BFT gate motors run on 120V or 240V line power. That’s not shop stuff. If the capacitor is swollen or the motor is humming, please don’t open the housing and start probing. A charged capacitor can hold a serious wallop even after the breaker is off, and the line voltage inside a live control box is enough to put you in the hospital. This is one repair where the right answer is a trained technician with insulated tools and the wiring diagram for your exact series.
What you can safely check: whether the gate itself moves freely by hand in manual-release mode. If the gate is binding on the track or the hinges are seized, the motor was probably working harder than it should have been, which shortens its life. That’s a helpful thing to know before we arrive. FAQs
A BFT gate motor in San Francisco typically lasts 7 to 10 years with regular use, but coastal fog and salt air can shorten that to 5 to 7 years for units within a mile of the ocean. Motors in neighborhoods like the Sunset and Richmond tend to need replacement sooner than those in Noe Valley or Bernal Heights. A quick call to (628) 227-2771 with your model number gets you a straight answer on whether yours is at the end of its run.
Sometimes. If the failure is a capacitor, a limit switch, or a worn gear seal caught before it wrecks the gear train, we can often repair the motor for $150 to $400. Once the windings are burned or the gears are scored, replacement is the honest call. We’ll tell you which one you’re looking at before we order anything.
Most BFT gate motor replacements in San Francisco take 2 to 3 hours from arrival to a fully tested gate. If we’re also replacing the control board and re-running travel limits, allow another hour. You’ll have a written price before we begin, and the gate is operational before we leave.
We stock the common BFT replacements on the truck, including Deimos and Phobos sliding motors and Aries swing arms. We also carry parts for LiftMaster, Mighty Mule, and Ghost Controls systems, so if you’re not sure what your gate runs on, we can identify it on site. Call (628) 227-2771 and we’ll check our inventory while you’re on the phone.
